Hart & Hickman identified chlorinated solvent impacted soil and groundwater during a Phase II Environmental Site Assessment at a former automotive repair shop being redeveloped into office space. The groundwater impacts exceeded groundwater standards and vapor intrusion screening levels. Soil concentrations were compared to protection of groundwater and health-based remedial goals and did not exceed those goals. To confirm that vapor intrusion did not exceed health-based levels, a site-specific risk-assessment was conducted. The carcinogenic risks exceeded default vapor intrusion screening levels. However, they did not exceed the 10-4 carcinogenic incremental risk that typically requires active vapor intrusion mitigation. H&H obtained a risk-based closure after applying a deed restriction prohibiting groundwater use.
